Where it can be shown there is a demonstrably pro-active risk management attitude towards an unoccupied property with regular site visits, good physical and alarm security, cover may be really quite wide and discounts may be available.
Where scant attention is paid to risk management and security, the insurance cover available may be quite restricted and the premium rate will reflect the risk exposure.

- The building's approximate age and construction.
- Whether the services (gas, water, electric) have been 'shut off' or if not whether the heating is being maintained to ensure an ambient temperature.
- The building's physical security.
- Whether there is ongoing alarm protection and if so is it audible only or remote signalling.
- The frequency of visits and by whom.
- Future intentions towards the property.
- Photographs of the property - these are always advantageous to have.
